• Financing a construction project. A builder or investor is planning a new build. A construction loan is structured differently from a standard purchase loan, so Natasha walks the borrower through how the loan works before they commit, subject to lender guidelines.
• Buying a newly built home. A buyer is purchasing from a builder and wants to understand the loan options and timeline. Natasha compares programs across lenders so the buyer can see which one fits.
• Income that tax returns do not show well. A self employed borrower often shows lower income after business write offs. A bank statement loan qualifies on deposits instead of tax returns, subject to lender guidelines.
